Good afternoon, PCOA Members!
I hope you all had a wonderful Thanksgiving.
ANNUAL BOARD MEMBER ELECTIONS
Please don’t forget to vote for the candidates up for Board Member Elections, the online voting ends at 4:30pm on Tuesday Dec. 10, 2024. To vote, go to https://potomaccluboa.ivotehoa.com/register and use the code you received via email to register and put in your vote. Every unit can vote for up to 3 candidates as there are 3 spot up for election.
STREET LIGHT REPAIRS
PCOA’s Vendor Power Systems Electric, has had some difficulty repairing the lines for the street lights that are out over by Kentshire Dr. They will be back out next week and believe they will be able to resolve the issue then. They were able to trace the fault to underground damage to the conduit. That section must be removed and repaired with new conduit and shielding. Management and the Board will keep the community apprised of the progress.

PCOA BEST HOLIDAY DECORATIONS
PCOA will be holding a competition for best decorated for the holidays and you all are the judges. Please use the link below to vote for the neighbor you think has the best display.

There are two separate ballots for the online vote:
1. Board of Director Elections (Online voting ends December 10, 2024 @ 4:30pm)
2. Capital Contribution Amendment (Online voting ends June 30, 2025 @ 5:00pm, this may be extended to meet the required 67%)

LANDSCAPING WORK
Potomac Springs Landscaping will be performing their second round of Leaf removal starting on December 18, 2024. If there are any changes to this start date, we will let you know.
CAPITOL CONTRIBUTION LETTER The Board will be putting an amendment to the PCOA Declaration up for vote by the Members of PCOA at the Annual meeting. This proposed amendment is to change Section 5.3 of the Declaration to the following:
Section 5.3 Capital Contribution. All purchasers, or transferees in the case of ownership transfers, shall pay a single one-time capital contribution of $1,500 upon the sale, resale, or transfer of deed for any Unit within Potomac Club Owners Association. This contribution shall be due in full upon closing on the sale, or date of transfer, of such Unit from seller to purchaser, or transferer to transferee.
This amendment would NOT cause any sort of charge for current owners. This Capitol Contribution Fee or Buy in Fee is only assessed to the buyer/purchaser/transferee at the sale or transfer of a unit. This change would benefit all residents in the community because it would allow for the association to budget for additional income and offset the need for drastic dues increases. Please see the attached letter and proposed amendment.
FITNESS CLASSES
Fitness classes are being offered. The schedules are:
Body Strengthening - Saturdays @ 7:30am
Yoga Classes - Thursdays @ 7:00pm
Zumba Classes - Mondays @ 7:15pm
Aqua Zumba - Tuesdays @ 7:15pm
